Review contract, riders, addenda, and disclosures for execution & compliance

Send an introductory email to all parties with the contract timeline and contact information

Ensure escrow instructions are provided & escrow letter received on time

Assist agent with inspection and appraisal scheduling

Assist agent with review of inspection reports

Help buyers with obtaining insurance estimates

Prepare addenda at agent’s direction

Send out addenda for execution and ensure delivery to all applicable parties

Monitor and manage the transaction deadline

Follow up with title company, mortgage company, and co-op agent to ensure all deadlines are met

Assist agent with scheduling the final walkthrough and closing

Assist client with utility transfer and ensure all utilities are on through closing day

Provide buyer with essential home details

Ensure buyer receives final cash to close and wire instructions

Review final settlement statement

Send disbursement authorization to title company

Provide agent with regular updates

Send final executed closing documents and thank you emails

Obtain association contact information, application, R&R, and all other documents, and confirm the approval process

For listings; input all information on the MLS 

Ensure all disclosures are executed where applicable  

Ensure timely distribution of all association documents to the buyer and prompt submission of their application 

Monitor the approval process

Obtain the certificate of approval and distribute to all parties by the contracted deadline 

Review listing agreement

Submit documents to your brokerage for compliance 

Send all required disclosures and riders to seller for signature(s)

Input listing on the MLS; Photos, listing details, broker & public remarks (provided by the agent)

Input showing instructions into showingtime 

Manage updates and changes; price changes, status changes, showing instructions, etc.

Mange listing agreement expiration 

Prepare sale contract with applicable addenda 

Prepare listing agreement with compliance documents and riders

Review contract for proper execution 

Make revisions at agents direction and send for initials
